Foreclosures show decline in Collin County

Just in time for the start of the home buying season, new reports show residential foreclosure numbers in Collin County and surrounding areas are on the decline – but so are home sales prices.

The first quarter of 2009 showed an 11.9 decrease in the number of new foreclosures compared to the same time last year, according to the Collin County Association of Realtors. The CCAR Pulse, which studies the 36 real estate markets of 36 local communities, also showed more than 25 percent of area homes sold in the first quarter were foreclosure listings – up 19 percent from the same time last year.

Why are so many people talking about Prosper Texas as a place to live? One reason is its proximity to Dallas now that the Dallas North Toll road is open from downtown Dallas to Prosper...a 36 mile treck. And, Prosper is now only 10 minutes to Frisco, 20 minutes to McKinney, and 30 minutes to Denton and 35 minutes to Dallas! A new Prosper Awareness campaign to be launched this spring is named "All Roads Lead to Prosper". But proximity is only one reason.

The Town of Prosper is an attractive town in the northern part of Dallas Fort Worth Metroplex. It is a place that is very desirable to live, work and play. When residents are asked what it is that they like about Prosper, it is usually the rural character of the Town with ample open space that brought them here in the first place. The country feel is also an extremely important quality of the Town that residents wish to see retained and preserved. The current population is about 7100...only 2500 five years ago!

Father Daughter dance scheduled for Feb. 13

The Vision Committee and Little Elm Chamber of Commerce are sponsoring a father/daughter dance to be held from 7 p.m. to 8:30 p.m. at Lakeside Junior High. Advance tickets are $5 at Little Elm Chiropractic and PointBank. Tickets are $7 at the door. The proceeds will fund Summer Rhythms and provide a dual credit scholarship to the Little Elm Awards Foundation.

Neighborhood Watch meeting to be held Jan. 27

A meeting for all those interested in forming a Neighborhood Watch meeting will be held from 7 to 9 p.m. at the Button Memorial United Methodist Church at 101 West Eldorado Parkway across from the Little Elm Central Fire Station. All are invited.

Get ready for annual trivia night

The annual Friends of the Little Elm Library TRIVIA night is scheduled for Jan. 27 at Lakeside Junior High School. The event will get under way at 6 p.m. with barbeque, pizza, candy, and drinks. TRIVIA team members must be seated by 6:45. Only registered team members may occupy seats at their team table after 6:45 p.m. For information about the event or to register a team contact the library at 214-975-0430. The event has traditionally been held on the first Thursday in February, but scheduling conflicts make it necessary to have trivia on a Tuesday in January this year.

Assistant DA named advocate of the year

Collin County Assistant District Attorney Karen Chesley has received the 2008 Advocate of the Year award from the Collin County Council on Family Violence.

Chesley has worked for the district attorney's office since 2005 and is assigned to the Domestic Violence Division. She chairs the Law and Order Committee of the family violence council.

The Advocate of the Year award recognizes an individual or organization that has made significant contributions toward preventing family violence. The first recipient was Texas first lady Anita Perry.

Frisco Cares Clinic moves into permanent home

A clinic that serves Little Elm children as well those in Frisco, Prosper, and Celina youth will embrace its new space in downtown Frisco.

But the path that Frisco Cares Clinic has taken to open its own space next month has not been a straight one.

Clinic volunteers will take possession of the house Saturday at 6811 Oak St. that will become the clinic’s new location in February. The agency plans to have its first clinic there Feb. 4.

Nicklaus to Design New Course in Prosper, Texas

A new North Texas golf development will feature a golf course designed by Jack Nicklaus. BearsBrook Golf Club will boast one of the Golden Bear's Signature layouts in Prosper, located less than 30 miles north of Dallas. The site features 120 feet of elevation changes, thousands of hardwood trees, and meandering streams.

The course will occupy 225 acres of the 1,400-acre project, which is being overseen by LandPlan Development of Dallas. "This is a beautiful piece of property," Nicklaus said. "Two of the most striking features are the great trees on the site, and streams that run through the middle of the property. The owners are passionate about the game of golf, and they desire to have a core golf course, which means a course that is dictated by the features of the land and not a course that is dictated by a residential development.

Prosper leads in highest increase in certified property values for 2008

Prosper, the Prosper ISD and the cities of Melissa and McKinney were among many cities in Collin County that saw substantial increases in their appraised property values for 2008.

The Collin Central Appraisal District released its certified property values for all taxable entities in Collin County on Monday.

The Collin CAD had until July 25 to release at least 95 percent of its certified property values for all taxable entities in the county, which includes all cities, public school districts, Collin County, the Collin College District, and municipal utility districts. However, because the Collin CAD Appraisal Review Board has not had time to review all of the protested property values, the certified values released on Monday only included 97 percent of the certified property values for 2008, said Collin CAD chief appraiser Jimmie Honea. All of the property values for all taxable entities were not certified on July 25 because members of the Collin CAD Appraisal Review Board ran out of time to review the 36,000 protested property values, Honea said. One tax consultant filed 2,800 protests alone, Honea said. He expects to have the remaining three percent of the property values certified by mid-September, Honea said.

Each taxable entity uses the certified property values in their calculating their budgets each fiscal year. The cities, school districts, Collin County and the Collin College District will approve in September, along with their tax rates.

The town of Prosper had the highest percentage increase in certified values for all taxable entities in Collin County for 2008. The town of Prosper’s certified value for 2008 is $982,785,975, which is 31.74 percent higher than the 2007 certified value of $745,977,200.

Prosper town manager Mike Land said the increase in assessed values for property in Prosper will help the city’s upcoming 2008-2009 budget, but any revenues generated from the values has already been accounted for to support the city’s growing population.

The town of Prosper’s 2008-2009 budget includes $5.5 million in the general fund, and an excess of $500,000 of the budget will be used to pay for the salaries of six firefighters and paramedics for the Prosper Fire Department, Land said.

“It’s a wonderful place to be with the growth. We’re still a small community, but we don’t have a strong retail base. The increase in certified values is associated with home building, but the homes are very large, and on average are 5,000 square feet and cost $400,000 to $500,000,” Land said.

The Prosper ISD also had the second highest percentage increase in its certified values for all taxable entities in Collin County for this year. Its 2008 certified property value was $1,603,378,123, which is 22.95 percent higher than the 2007 certified property value of $1,304,047,125.

The Children's Chorus of Greater North Texas is auditioning and registering singers in grades K through 2 for Music Makers and grades 3 through 9 for Concert Choir.

CCGNT is celebrating its 5th year as a nonprofit children's community choir. In the last five years more than 150 children have sung in the choir and they have come from Prosper, McKinney, Van Alstyne, Howe, Gunter, Sherman, Denison, Whitesboro, Pottsboro, Bells, Tom Bean, Ladonia, Ravenna, Bonham, Ector, Leonard, Colbert Oklahoma, and Kingston Oklahoma.
